My Safe Florida Home” Reopens

What Every Florida Homeowner Needs to Know About This Grant Program

When we talk about homeownership, we often talk about equity, interest rates, and square footage. But there’s another kind of investment that doesn’t get as much attention—until a storm rolls in: the investment in your home’s resilience.

For Florida homeowners, that conversation just got more urgent—and more accessible.

As of August 4, the My Safe Florida Home grant program is officially back. This time, it’s a bit more focused—but still one of the most powerful tools Florida homeowners have to protect their properties and reduce insurance costs.

Whether you’re a seasoned homeowner or just moved into your first house, this blog will break down what’s new, who qualifies, and how you can take action before funds run out again (and believe me—they will).

What is My Safe Florida Home?

At its core, this is a state-funded home hardening program that offers up to $10,000 in matching grants to help Floridians strengthen their homes against hurricanes and severe storms.

The upgrades you can make through the program aren’t just about peace of mind—they’re strategic. These improvements can significantly lower your insurance premiums and reduce damage during extreme weather.

Since 2022, the program has reimbursed over $369 million to nearly 40,000 homeowners. And if that number tells us anything, it’s this: the demand is high, and the clock is ticking.

What’s New in 2025?

This year, the program has relaunched with $280 million in funding, a drop from the $590 million originally proposed. That means:

  • Fewer total applicants will be accepted.

  • Priority is now being given to low- and moderate-income homeowners—especially those over age 60.

  • Homeowners who are higher-income will have to wait until after Sept. 29 if funds remain available.

So if you’ve been on the fence about applying, now is the time to act.

What Does the Grant Cover?

The grant funds can be used for essential upgrades that make a huge difference during storms:

  • Roof upgrades: Strengthening the roof-to-wall connection, adding secondary water resistance barriers, or upgrading roof decking.

  • Impact protection: Installing hurricane-rated windows, steel-reinforced garage doors, shutters, or stronger entry doors.

  • Windstorm mitigation improvements: All upgrades must first be identified through a free, state-approved home inspection.

Keep in mind: The inspection must be completed before you can apply for the grant itself.

Who Is Eligible?

To qualify for the program, your home must meet all of the following criteria:

  1. Owner-occupied single-family or townhome (no condos or manufactured homes).

  2. Site-built, not mobile or modular.

  3. Have a homestead exemption filed under Florida law.

  4. The insured value must be $700,000 or less
(low-income applicants are exempt from this rule).

Matching Contributions:

  • Low-income homeowners = no matching funds required.

  • Moderate- to higher-income homeowners = must contribute $1 for every $2 in grant money, up to $10,000.

What Counts as “Low” or “Moderate” Income?

Income eligibility is determined by county-specific guidelines set by the Department of Housing and Urban Development (HUD).

  • Low Income = At or below 80% of your county’s median income.

  • Moderate Income = Between 80%–120% of your county’s median income.

How to Apply?

  1. Visit mysafeflhome.com

  2. Create an account.

  3. Request a free wind mitigation inspection.

  4. Wait for inspection results and apply for the grant if eligible improvements are identified.

Important note: If you’re not low- or moderate-income, you won’t be able to apply right away. Keep checking back after Sept. 29 in case funds become available.

Why This Matters More Than Ever

Hurricane seasons are no longer mild inconveniences—they’re headline events. And with insurance premiums in Florida reaching record highs, many homeowners are feeling the pressure from every direction.

The My Safe Florida Home program isn’t just about nails and shingles—it’s about giving families across the state the opportunity to live safer, smarter, and more affordably.

This is your chance to take control—not just of your home, but of your financial future and long-term resilience.

Final Thought: Don’t Wait for the Storm to Hit

The best time to reinforce your home is before the skies darken.
And in Florida, we know storms don’t wait. Neither should you.

With grants available, inspections free, and insurance savings likely, this program is a no-brainer for anyone who qualifies.

If you’re a Florida homeowner—or know someone who is—share this information. Because protecting your home shouldn’t be a privilege. It should be a plan.
